Our editorial team has spent over 100 nights at top motorcoach resorts across North America. This review is based on our own visits, official Hearthside Grove information, and feedback from owners and guests on Tripadvisor, RV LIFE, Campendium, and the Hearthside Grove community.
Why This Review Was Updated
A year after our first review, several important things have changed at Hearthside Grove. There is a new lot enclave, a second clubhouse is now open, and some community changes are worth noting for future renters and buyers. We also corrected a few details of the original article after closer fact-checking. If you are thinking about staying at or investing in Hearthside Grove, this is the version you should read.
First Impressions: Still Worth the Drive
If you drive a Prevost, you want more than just another RV park. You want an experience that meets the quality of your coach. Hearthside Grove Motorcoach Resort, set in the countryside between Petoskey and Harbor Springs, still lives up to that expectation.
As you enter the resort, the first impression is the same as ever: wide paved roads, well-kept landscaping, water features, and rows of luxury coaches with custom bungalows, fire pits, and pergolas. Check-in happens at the Ciderpress Clubhouse, which is now the main welcome center for the 2025–26 season. Staff usually greet you and escort you to your site by golf cart.

These details are important for Prevost owners. The 80-foot sites can fit a 45-foot Marathon, Liberty, Featherlite, or Millennium coach plus a stacker trailer, with extra space. The 10-year coach-age rule can be an issue for owners with older conversions, so check before booking if your coach is older.
Designed for the Class A Lifestyle — Not Just "Big-Rig Friendly"
Hearthside Grove is one of the few Midwest resorts built just for Class A motorcoaches. You won’t see fifth-wheels, truck-front Class C’s, or trailers blocking your view. This consistency is part of what makes the resort attractive.
Each developer-owned site is large, including the original sections averaging 5,000 to 7,000 square feet. The newer Conifer enclave, which opened recently, offers even bigger lots, from about 7,000 up to over 14,000 square feet, some with a stream and wooded views.

What's New: Climate-Controlled Garages
In 2024–25, Hearthside Grove added 1,800-square-foot customizable, climate-controlled garages as a new ownership option, with only 60 units available. For Prevost owners who need space for a coach, tow vehicle, and other vehicles like boats or classic cars, this helps solve the storage problem in northern Michigan. If you have struggled to find secure indoor storage in the area, these garages are worth considering.
Amenities: Two Clubhouses, Not One
This is one of the biggest changes since our last review. Hearthside Grove now has two clubhouses:
The Main Clubhouse features a full-size theater with first-run movies, a gourmet kitchen for cooking classes with local chefs, lounge areas, and a heated pool and spa.
Ciderpress Clubhouse is now the welcome center and a space for social events, with its own laundry, gym, and kitchen.
When the Ciderpress Clubhouse reopened in 2024, the social calendar grew. Recent guest reviews mention more weekly events than were available when we wrote the first article.

Pickleball courts (a relatively recent addition, popular with the community)

Rules Worth Knowing Before You Arrive
No gas-powered golf carts, scooters, ATVs, or side-by-sides. Electric only. This catches some first-time visitors off guard.
Pets are welcome, but they are not allowed inside the pool fence.
Trailers cannot be stored on rental lots; staff will move trailers to a designated storage area for a fee.
Location: Still One of Michigan's Best
Petoskey remains one of the top reasons people choose to stay in this area. The town is listed among "America's 100 Best Places to Retire," and the resort is right in the Little Traverse Bay area, which many consider the most scenic part of Michigan's Lake Michigan shoreline. Petoskey features beautiful beaches along Little Traverse Bay, excellent dining that rivals bigger cities, a growing number of craft breweries and vineyards, and a historic downtown called the Gaslight District. This area is easy to walk, well-preserved, and filled with independent boutiques, galleries, and restaurants led by talented chefs.

Within 30 minutes of the resort, you'll find:
Bay Harbor Golf Club and Crooked Tree Golf Club — two of Michigan's top-rated courses
Downtown Petoskey's Gaslight District — boutiques, galleries, wine rooms, and chef-driven restaurants
Tunnel of Trees (M-119) — best driven in your toad rather than the coach
Shepler's Ferry to Mackinac Island — currently bundled into seasonal Hearthside Grove rental promotions.
Petoskey State Park — Lake Michigan beaches and trail access
Petoskey Farms Vineyard & Winery
I-75 access at exit 310 makes the resort easy to reach for a Class A coach, unlike many luxury motorcoach resorts in more remote locations.
Renting vs. Owning: What's Actually Available
Hearthside Grove offers two paths: short-term rentals and lot ownership. Both have evolved since our last review.
The resort manages developer-owned rental lots and a pool of owner-listed properties. Tiers range from standard sites to "Luxury Level" properties that include water features or views, fire pits, pergolas with full outdoor kitchens, smart TVs, and remote shades. Bungalow-equipped lots cost more.
Lot ownership remains an option, with developer lots available in the Conifer enclave alongside resale opportunities throughout the resort. As one might expect for prime motorcoach real estate in northern Michigan, prices vary substantially based on lot size, location, water frontage, and existing improvements (bungalow, hardscape, landscaping).
Honest disclosure on costs: Hearthside Grove does not publish HOA dues or property tax figures publicly, and what we can verify from owner forums (annual property taxes in the ~$1,000 range, day-rate guest fees on owner lots) is not a substitute for current numbers from the sales office. Talk to the sales team and your CPA before assuming any exact carrying-cost figure. Our original article cited "under $5,000/year" for HOA dues; we cannot independently verify that this is current, and we'd advise prospective buyers to get a written breakdown.
Owners can place their lots into the resort's rental program to offset costs. As with most resort rental pools, owners give up control over pricing and booking in exchange for hands-off management.
Should Prevost Owners Stay Here?
Yes. For most owners, most of the time, Hearthside Grove is still one of the best Class A-only resorts in the country and the only one of its kind in the Midwest. The mix of Petoskey’s location, the Class A-only setup, two clubhouses, the new Conifer lots, and now climate-controlled garages is hard to find unless you head to Florida or Las Vegas.
